The following services are listed in the order in which they would be carried out. A full architectural service would comprise all the items below, where as a condensed services would include all up to the building regulation application:

  • Free initial discussion
    This would often include a visit to look at the site or existing building, discuss the proposal and offer advice on different design options, planning implications etc. After this a written quote will be provided.
  • Site appraisal and Feasibility
    This may be included within the initial discussion, but depending on the site and proposal this stage may involve sending sketch plans and photos to the planners for an initial response.
  • Measured survey
    The site or existing building will be measured and elevations and/or plans drawn. These provide a base for the design and will allow planners and builders to discern the extent of the new building
  • Design drawings and revisions to design
    This stage encompasses production of formal design drawings, a meeting to discuss these and revisions as necessary in preparation for a planning application
  • planning discussions and application
    This involves the planning application to the local authority, or pre-application advice from planners regarding need for planning application.
  • Construction drawings
    Construction drawings give more detailed information and show Building Control and builders how the building will be built.
  • Building Regulation applications
    Building Control will assess and approve the drawings ready for construction.
  • Detailed drawings and written specification
    Additional drawings showing specific details, electrical layout etc, with a separate written specification forming a comprehensive package of information for builders to price.
  • Compiling tender information and obtaining competitive tenders from selected building contractors
    Inviting fixed price tenders from builders that have performed well on previous work. With all builders pricing on the same information.
  • Pre start meeting with chosen contractor
    Meeting with builder to agree start date, site specific details and contract conditions regarding insurance, payment, variations etc. This is to ensure that all parties understand how the building work will progress.
  • Contract preparation
    A standard form of building contract will be completed and signed to formalize the agreement between client and builder.
  • On site inspection, liaison with builders
    Inspections will be carried out on a weekly basis or when requested by client or builder. These are to insure compliance with the specification and good building practice.
  • Valuation of completed works and issue of payment certification
    4 weekly valuation of completed building work on site with corresponding payment certificate issued to client and builder. This indicates the level of payment to be made to the builder.
  • Completion snagging inspection
    Comprehensive inspection of building works on completion with list of items requiring attention issued to builder.
  • Defects period and final inspection and certification
    Further inspection of building works after 6 or 12 months. Once any items have been rectified then the final payment certificate will be issued.
